What to do to get your home ready to put on the MARKET?
If you listen to the news you hear that home prices are beginning to come up somewhat. Well that depends on the state you live in. In Pensacola there is currently 2,665 residential homes on the market for sale. There are 313 homes pending closing. The average days on the market are 233 and the median listing price is $160,000. So what is next if I am ready to list my home and get it on the market? One of the first things is to decide what is your motivation to sell your home? Maybe you are moving to another state to be near children and grandchildren? Maybe you are going to another duty station and have to sell. Maybe you just want to up-size or downsize. So whatever your motivation this will determine how effective you will price your home. Remember as a Real Estate Professional the MARKET determines the price of your home. You as the homeowner have the biggest job. You say well your the real estate agent what do I have to do with it? Well number one you have to have a home that shows like a model home. So you have to pack up and de-cluttered. If you have an repairs that need making like wood rot at the back door then proceed to get this done instead of putting it off. If the walls need touching up with paint then do this. The better the home shows the better the pictures and videos for YouTube will be and the more visitors you will have viewing your home online. Remember 80%+ of the buyers are no online shopping for a home from Japan to New York or right here in Pensacola. Next you will choose the price with the help of your Real Estate Professional based on sold comps for you neighborhood or area near your home. Remember price is what will sell your home along with location and school districts. Most sellers want to start higher and then they will end up following the market all the way then 6 months later be mad at their Realtor for not selling their home when in fact they are the one who will not justify pricing the home to sell. If you will price it effective in the beginning when it is first listed then you have the best chance of selling your home. Priced just under sold comps will make your home stand out among all the others bringing sometimes more than one offer in the shortest amount of time. You the homeowner set the stage. REMEMBER the buyer is looking for the BEST VALUE. So sometimes they will take a home with less SF or less yard if the value is better. Using a Realtor who takes allot of pictures it key. The maximum allowed in the MLS is 25 pictures. But the more pictures you have the more views you will get. I take sometimes as many as 35-50 pictures depending on the home and I download all pictures into a slideshow of your home which is placed in the MLS.. So now you have maximum exposure to those viewing your home. I take a YouTube video of your home and put in the MLS as well. Exposure this is what you need in today's' high tech world. So for a recap, a home that shows great, great pricing and great photos with a home that shows like you a model. As a Real Estate Professional it is my job to market your home, prospect for buyer's for your home and market your home to other agents so they will bring their buyer's to see YOUR home. Short Sales ~ CDPE Certified Learn the latest form ~ Fannie and Freddie
New guidelines for Short Sales. Hopefully they will take less time and the process can start before you are deliquent on payments. As a Realtor who has closed allot of short sales I am now hoping especially for our MILITARY who are be based to another duty station and is under water can start the short sale process before they move and become deliquent.
If you don't know a short sale, a home is sold for less than the amount owed and the lender generally agrees to forgive the remaining balance. They can send you a 1099 and tax you on the difference of what is owed and what they agree to accept in the short sale.
Today, Fannie and Freddie approve short sales only for borrowers who are delinquent on their payments.
Under the new rules, Fannie and Freddie will approve short sales for borrowers who can document specified hardships: the death of a borrower or co-borrower, divorce or legal separation, illness or disability, or a move of more than 50 miles to get a new job. For borrowers who meet these rules, servicers will not have to get approval from Fannie Mae or Freddie Mac before approving the short sale, which should speed up the process. Borrowers who are current on their payments and unemployed might qualify for a short sale, but it would need to be approved by Fannie or Freddie; servicers couldn't do it automatically.
Fannie and Freddie also will expedite short sales for borrowers who are at least 90 days delinquent on their payments and have a Fico credit score below 620. These borrowers will no longer have to document a financial hardship, and servicers will no longer have to get approval from Fannie or Freddie.
If there is a second mortgage on the home, the owner of the second mortgage must agree to the short sale before it can go through. They often will in exchange for a payment, but the negotiation takes time. To speed it up, under the new rules, servicers can offer a flat, take-it-or-leave-it payment equal to 100 percent of the second mortgage up to $6,000. They can't ask homeowners to kick in more.

Builder confidence inched slightly higher in October, bringing it to its strongest level since June of 2006, according to the National Association of Home Builders/Wells Fargo Housing Market Index. The October gain also marks the sixth consecutive month for increases in the index, which measures builder confidence about the direction of the new-home market.
"Many builders are reporting increases in the number of serious buyers visiting their sales offices, and the overall confidence measure is much higher than it was at this time last year," says Barry Rutenberg, NAHB Chairman.
The monthly index measures builder perceptions of current single-family home sales, sales expectations, and buyer traffic.
While builders’ confidence about the recovery continues to improve, housing experts say there are still several challenges ahead for the new-home sector.
"The slight gain in builder confidence this month is an indication that, while still moving forward, the speed at which the housing recovery is proceeding is being moderated by the various constraints such as tight credit, difficult appraisals and more recently, the limited inventory of buildable lots in certain markets," says David Crowe, NAHB chief economist.

So you have decided now is a great time to purchase a home. Interest rates are at all time lows (under 4%) and you are tired of throwing your money down the drain renting. So what is my NEXT STEP?
Call a Real Estate Agent who will refer you to some great local lenders in Pensacola. Once you are approved then your serach can begin. You need to know first if you qualify for a loan, how much you qualify for and the most important how much you want to spend each month. Never start looking at homes until you know you can actually buy a home. If you find that perfect home only to find out it is out of your budget then you will just give up searching.
You can search online until you are blue in the face. Then finally you see that perfect home 2500 SF 4 bedrooms 3 bathrooms all brick for 120,000. What a steal so you pick up the phone and call a Real Estate agent to go see the home. Only to find out it is a short sale with tons of wood rot, not to mention no flooring throughout the house. So I don't understand why I can't buy this home Ms. Realtor. Well the fact is with short sales and foreclosures they are sold strictly AS-IS. You as a buyer will say well my husband and I are handy and we can do all the repairs ourselves. Wrong again. This is the most important part. If you are getting a loan then your lender will ask you for your appraisal money between 400-475.00 once you have a binding contract between the seller and the buyer. The appraiser will never pass a home with wood rot, broken windows, no flooring, no A/C and the list goes on. It is important to have a knowledgeable Real Estate agent you will guide you in the right direction and through the entire process. Remember homes with aluminum wiring cannot be insured, homes with roofs that have less than a 5 year life span cannot be insured. All very important issues; when purchasing a home. Now there are homes that are in foreclosure that are in great shape and the bank has actually already made the necessary repairs to get the home SOLD. What is the difference in short sale vs a foreclosure
If you have found yourself behind on mortgage payments recently, chances are you have been anxiously debating your next step. Do you let the bank take the home back, hand them the keys, and ride off into the sunset, or do you think more creatively and consider other options? Rather than tossing the dice on your financial future, let's explore the difference between a foreclosure and a short sale.
Foreclosure: A foreclosure is the legal term used to describe how a note holder (your bank or lender) goes about stripping you of the title to your home. In the real world the process can take anywhere from a few months to well over six months from start to finish, depending on the type of financing instruments that were used to secure the debt. But losing your home is only the beginning. Once completed, depending on the borrower, a foreclosure can also result in a credit score reduction of 200-300 points. This means you will have a much more difficult time securing credit in the future when you wish to purchase a car, obtain lines of credit, or even get new credit cards. When you do find someone to give you a loan, be prepared to pay much higher interest rates. To top it off, if you are searching for a job, be aware that many employers conduct a credit check on new hires and a poor credit score can be used as a reason to toss your resume.
So if a foreclosure is so bad, what other option can a homeowner consider? Many homeowners use a short sale to avoid a foreclosure.
Short Sale: A short sale, sometimes known as a "pre-foreclosure sale", occurs when a bank agrees to accept less than what is owed on a home in order to avoid a foreclosure. Remember, lenders don't want to own your home. Because of this they will often accept a reasonable loss to avoid the costs and hassle of adding another home to their growing national inventory. Though a short stale will still hurt your credit score, it will be looked upon by future creditors far more favorably than a foreclosure. For instance, Fannie Mae recently adjusted their guidelines to require only a two year waiting period for sellers who used a short sale to purchase a new home. At the same time, they lengthened the waiting period for sellers who have fallen victim to a foreclosure to five years. Why the difference? A short sale is seen as a satisfaction of at least part of the debt, rather than a complete write down. In addition recent federal legislation, in most cases, has removed the burden of a tax liability for the forgiven debt on primary residences.
So which is better a foreclosure or a short sale?
Without question a short sale is almost always the best option. To explore using a short sale to sell your home, talk to a local agent, preferably one with experience in pre-foreclosure sales, and request a short sale package from your lender as soon as possible.
