What to do to get your home ready to put on the MARKET?
If you listen to the news you hear that home prices are beginning to come up somewhat. Well that depends on the state you live in. In Pensacola there is currently 2,665 residential homes on the market for sale. There are 313 homes pending closing. The average days on the market are 233 and the median listing price is $160,000. So what is next if I am ready to list my home and get it on the market? One of the first things is to decide what is your motivation to sell your home? Maybe you are moving to another state to be near children and grandchildren? Maybe you are going to another duty station and have to sell. Maybe you just want to up-size or downsize. So whatever your motivation this will determine how effective you will price your home. Remember as a Real Estate Professional the MARKET determines the price of your home. You as the homeowner have the biggest job. You say well your the real estate agent what do I have to do with it? Well number one you have to have a home that shows like a model home. So you have to pack up and de-cluttered. If you have an repairs that need making like wood rot at the back door then proceed to get this done instead of putting it off. If the walls need touching up with paint then do this. The better the home shows the better the pictures and videos for YouTube will be and the more visitors you will have viewing your home online. Remember 80%+ of the buyers are no online shopping for a home from Japan to New York or right here in Pensacola. Next you will choose the price with the help of your Real Estate Professional based on sold comps for you neighborhood or area near your home. Remember price is what will sell your home along with location and school districts. Most sellers want to start higher and then they will end up following the market all the way then 6 months later be mad at their Realtor for not selling their home when in fact they are the one who will not justify pricing the home to sell. If you will price it effective in the beginning when it is first listed then you have the best chance of selling your home. REMEMBER the buyer is looking for the BEST VALUE. So sometimes they will take a home with less SF or less yard if the value is better. Using a Realtor who takes allot of pictures it key. The maximum allowed in the MLS is 25 pictures. But the more pictures you have the more views you will get. I take sometimes as many as 35-50 pictures depending on the home and I download all pictures into a slideshow of your home which is placed in the MLS.. So now you have maximum exposure to those viewing your home. I take a YouTube video of your home and put in the MLS as well. Exposure this is what you need in today's' high tech world. So for a recap, a home that shows great, great pricing and great photos with a home that shows like you a model.
