What to do to get your home ready to put on the MARKET?

If you listen to the news you hear that home prices are beginning to come up somewhat. Well that depends on the state you live in. In Pensacola there is currently 2,665 residential homes on the market for sale. There are 313 homes pending closing. The average days on the market are 233 and the median listing price is $160,000. So what is next if I am ready to list my home and get it on the market? One of the first things is to decide what is your motivation to sell your home? Maybe you are moving to another state to be near children and grandchildren? Maybe you are going to another duty station and have to sell. Maybe you just want to up-size or downsize. So whatever your motivation this will determine how effective you will price your home. Remember as a Real Estate Professional the MARKET determines the price of your home. You as the homeowner have the biggest job. You say well your the real estate agent what do I have to do with it? Well number one you have to have a home that shows like a model home. So you have to pack up and de-cluttered. If you have an repairs that need making like wood rot at the back door then proceed to get this done instead of putting it off. If the walls need touching up with paint then do this. The better the home shows the better the pictures and videos for YouTube will be and the more visitors you will have viewing your home online. Remember 80%+ of the buyers are no online shopping for a home from Japan to New York or right here in Pensacola.
